Elevator Maintenance Contract

If you’re a building owner or manager, and you have goods or passenger lifts in your purview, you’ll already be aware of the benefits of an elevator maintenance contract. Lift technology is complex, requiring regulated upgrades, preventive maintenance and ongoing repairs. The elevator lift contract is key to guaranteeing the safety of your passengers and users, so it’s important to understand what it should include.

Do you require an Elevator Maintenance Contract? Call the Tower Lifts lift team today on 01525 601099 for more information.

The Legal Requirements

Anyone with responsibility for a lift that is used in the workplace, or by members of the public, is subject to PUWER and LOLER Health & Safety regulations. Compliance is subject to regular preventive maintenance, and servicing, delivered by professional lift engineers. Detailed reporting on the process, and documented responses to issues flagged, are central to the regulations.

Creating a Maintenance Contract

The ideal compliance scenario involves the creation of a scheduled maintenance contract. This demonstrates a clear understanding of your responsibilities, and an awareness of the need for regular checks. It also provides a range of ongoing benefits, including:

Peace of Mind. Regular, expert maintenance provides elevator passengers with guaranteed safety.

Optimum Performance. Lifts that creak and groan quickly lose the confidence of passengers. Ongoing maintenance ensures sustained peak performance.

Cost Effective. Preventive maintenance works proactively to reduce the risk of elevator breakdown. This means that costly repairs are circumvented.

Planned Upgrades and Modernisation. Lift components regularly need upgrading, or replacing, to comply with current standards. Regular reporting will help with budgeting to incorporate this.

Tailored Elevator Maintenance Contracts

No two elevators are the same, because the context in which they’re operating will always be different. And this impacts on their condition, their durability, and the general wear-and-tear they sustain. That’s why we always create tailored elevator maintenance contracts with our business clients.

Tower Lifts engineers start out by assessing the environment and context within which the lift operates. This will include consideration of the age of the lift, its function, amount of use, and positioning in the building. We’ll also take into account the servicing history of your elevator, and its current condition.

Types of Elevator Maintenance Contract

Once an assessment has been made, we’ll suggest a contract tailored to your business. It would normally fall into one of the following categories:

Full Maintenance Contract. In this kind of contract, Tower Lifts would take complete responsibility for all your elevator-related equipment. This provides an ongoing guarantee of compliance and safety for lift users. If you experience problems, or breakdown, Tower Lifts will respond immediately and provide management and repairs.

Limited Maintenance Contract. As suggested by the tile, only certain services are available in this kind of contract. This would normally include regular maintenance and servicing of parts, but upgrades, modernisation and repairs would cost extra. Comprehensive access to engineers would also be costed separately.

Emergency Lift Breakdown

Emergency Lift Breakdown Procedure

Most of the blogs that we post are written from the perspective of lift managers or owners, so we thought it would be a good idea to take a look at the passengers’ experience. Thankfully, most of the passengers we meet are experiencing trouble-free journeys in our high quality passenger or platform lifts. Attending lift breakdowns, however, remind us how scary being trapped in a lift can be for many people.

The lurch of a lift coming to an unexpected stop can trigger claustrophobic symptoms in passengers. These include difficulty with breathing, dry mouth, panic and a fast heartbeat. For anyone who knows they’re likely to respond in this way, we thought it was important to give a list of practical actions you can take in order to let people know what’s happened, and initiate lift recovery.

1. Resist Assuming the Worst

If your anxiety is triggered by a lift breakdown, let any other people in the lift with you know what’s happening to you, and name the symptoms you’re feeling. Slow down your breathing by counting in and out, and take a drink of water if possible. Try an alternative floor button. If nothing happens, try the ‘door open’ button. If none of these work, move on to the next step.

2. Let People Know What’s Happening

Every lift will have an alarm button, which is marked by a bell. The next thing you should do is to sound the alarm. There should also be a means of contacting reception via an intercom. If the electricity is off, use your phone as a source of light, and call either the reception or emergency services to let them know your situation.

If you own or manage a lift, and you would like to find out more about our bespoke maintenance packages that include emergency breakdown, call us today on 01525 601099.

3. Check Whether You’ve Landed on a Floor

Look at the gap between the doors. If you can see light you will have landed on a floor. This can be very re-assuring, as you know that getting out of the lift will be quick once help arrives. Don’t try to force the doors. Trying to escape a stranded lift can put you in more danger. Just wait until someone arrives, or you’re contacted via the intercom, or by phone. If you haven’t been able to speak to anyone, and you can see activity beyond the door, you could call out to attract attention.

4. Accept That You May Need to be Patient

When a lift breaks down, the lift manager will need to either call their lift maintenance company, or find an emergency lift breakdown service. If there’s already a service plan in place, you can expect action within the hour. Once you’ve taken action to alert people to you situation, there’s no other action you can take. It’s important at this stage to accept you’ll need to wait for a while. Maintain contact with someone on the other side of the lift door, if possible.

Tower Lifts Provides Exemplary Emergency Lift Breakdown Response

We have seen how terrified passengers can become if trapped in a lift, even if it’s for a relatively short period of time. We always prioritise lift breakdown calls, and our dedicated lift breakdown rapid response team is trained to deal with traumatised passengers, as well as being skilled engineers. Nine times out of ten, we arrive before passengers become seriously scared, and we’re able to reassure and rescue them quickly and efficiently.

Why You May Need a Lift Refurbishment

Is your lift over 30 years old?

Are you getting constant complaints about the weird noises your lift makes?

Does your lift cabin look shabby?

Have you had to call out an emergency repair team recently?

If you’ve answered ‘yes’ to any of these questions, it’s a pretty good indication that your lift is in need of some professional attention. Lift refurbishment is one option, and this blog will explain how it works.

What is a Lift Refurbishment?

Refurbishment refers to the replacement of worn out components. The replacement components will make your lift work as it did when new, they won’t improve the lift’s operations. Should you wish to improve the safety, energy consumption, or passenger experience you may need to consider an upgrade, modernisation or replacement rather than a refurbishment.

Lift Refurbishment Examples:

Passenger Cabin Refurbishment – this would involve repairing the original materials, rather than replacing them with a more contemporary design and style.

Lift Door Replacements – lift doors are replaced with an undamaged replicate. Or, if you have door skins they would be replaced, with the same design.

Old Electrics – these would be stripped out and replaced with a new electrical installation.

Motor Burn Out – this would be replaced with an identical working motor.

If you have a lift that you think may need refurbishment, contact our lift engineers on 01525 601099 to talk through the range of options we can offer you.

Tower Lifts Can Advise on Your Lift Refurbishment

Whilst lift refurbishment can seem like the cheapest and simplest option, it’s always worth talking it through with a lift engineer before ruling out your other options. If you have an older lift, refurbishment alone won’t make it compliant with safety or DDA requirements. Equally, an updated motor, or cabin design could you bring you a better return on your investment than simply replacing like for like.

The Tower Lifts installation team are experienced in developing a blended approach to managing older lifts. Where ‘like for like’ is the best option available, we’ll certainly support your decision, but if we can offer a more energy efficient alternative, or a safer option, we’ll give you a range of suggestions and we’ll support our recommendation with a detailed cost benefit analysis.

Ongoing Lift Refurbishment and Maintenance

In our experience, lift refurbishment works best as an approach when combined with regular lift maintenance. Our lift maintenance packages are tailor-made, according to the age, environment and usage of your lift. A key element of our regular maintenance checks is to flag up any components that are in need of repair, and provide a range of options for replacement.

We always give generous advance warning of component replacement, in order to give ample time for business case development and the allocation of budget.

Why Work With Tower Lifts on Your Lift Refurbishment?

We’re a leading supplier of lift solutions, from installing new passenger lifts, right through to emergency call-outs. Passenger safety sits at the heart of everything we do. Any advice we give, therefore, is designed to enhance the safety and reliability of your lift – and give you peace of mind that you have a lift that’s fit for purpose, and a valuable asset for your users.

Passenger Lift Install for Library House, Brentwood

Tower Lifts is delighted to announce that we are installing 2 passenger lifts for a newly redeveloped residential apartments block in Brentwood, Essex. Library House was originally designed as an office complex. It was put up for sale in early 2017 and has since undergone extensive refurbishment, including a new fourth floor. The transformation is now complete and comprises 54 residential apartments. The shift from offices to flats reflects the changing nature of Brentwood as a town; over the past few decades it has left behind its military reputation as home of the Essex Regiment, and become an attractive suburban choice for London commuters, offering a blend of urban and rural attractions.

The vibrant and eclectic 21st century city of Manchester is a far cry from its more sombre 19th century forebear. Over the past few decades Manchester has shrugged off its reputation for being the ‘birthplace of the British Industrial Revolution’ by embracing a culture of youthful energy, business acumen, and customer facing services. The city centre now bustles with restaurants, famous brands, hotels, and leisure facilities, making it a premier destination for both visitors from across the globe, and start-up companies wanting to take advantage of the ‘Manchester buzz’ which makes things happen!

Tower Lifts are delighted to have been part of the highly successful transformation the city has undergone. Over the past fifteen years we have worked as preferred lift installers in Manchester with a steadily growing client base, installing lifts across the domestic, commercial, retail and business sectors. At Tower Lifts we mark our success by the number of word-of-mouth recommendations we receive; in Manchester we have seen our reputation evolve with the city, which makes us feel like honourary citizens in a city we have grown to love.

We recently installed a bespoke inclined hidden dumb waiter for the San Carlo Fumo Restaurant in Manchester’s city centre. The lift was cleverly designed to integrate into the floor at the base of a flight of stairs until required; once activated it provided a fast and efficient mode of delivery from the kitchen to the dining area.

Disabled Access – improving access for disabled users with our range of platform lifts which are easy to install, have limited spatial requirements, and integrate state-of-the art safety features, remain a top priority for Tower Lifts, and for many of our clients. We have installed bespoke platform lifts in schools, libraries, shopping centres, and hotels, helping people with mobility issues to access the full range of the city’s amenities.
